Agree, but if foreshore redevelopment plans that I saw mentioned get up all you'll be looking at are the backs of buildings.

These redevelopment plans have been mooted for many years... going by Gosford Council's track record on decision making and building approval, I think we are pretty safe for the next ten years.

I rmember looking at plans for something there in the imperial centre when it was the only major shopping centre on the coast!!

lol, was quick mental calculation considering that they took 4 months to approve my backyard double carport.

LOL these plans include the fast ferry terminal do they? A Port Stephens type marina is a no brainer for Gosford but isnt the foreshaore Commonwealth land?

Any level of government is only as good as its constituents - if you don't demand better of your government you won't get it.

Garrett's going nowhere. He's no more going to get the sack for installers f**king up than the Health minister would get the sack for doctors' malpractice.

On the waterfront - the main problem here is that local government suffers from local media paying the most attention to those who bitch loudest. Things like the CBD regeneration and all get hammered by the likes of Malcolm Brooks who don't care about anything more than a headline.

The reason why nothing ever gets finished off is that the consultation processes are hijacked by those most wildly opposed. To get anything through Council has to beat them off with a stick to get a clear way to move. This is why any major changes require massive long consultation periods to get everything nailed down.

GCC is getting the CBD stuff up and going though, and the Draft Local Environment Plans and Draft Development Control Plans are on display for consultation until April 8. See http://lep.gosford.nsw.gov.au.

They're in the exhibition stage, from here they'll consider submissions and report back to council who will then lodge the plans with the Department of Planning. Then the Minister for Planning will formally 'make' the plan and it will be gazetted. This may take another few months or even a year or so. But once it's done, they can get going.

You can expect more buildings similar to the Baker St developments along Mann St etc., with a lot more medium rise residential and multi-use development stuff in the CBD livening the joint up. As the economy looks set to go pretty well for another decade or two (if you believe the likes of BIS Shrapnel anyway) there should be plenty of demand for housing close to transport hubs like Gosford.

Thats all fine but what about when the good folk of an area want certain things and almost everyone in the area wants the same.. and developer comes in and wants to make a change to an area for normally their own good...

My two example .. Byron Bay locals have had battles for years with developers wanting to create thr Gold Coast at the bay... no body wants it ... everyone can see it will sell and their is a big bucket of money to be made...


Hunters Hill ... small councilwhere the good folk want certain standards ... developer wants Parrmatta style units ...

It is not at all simple..... IMO local gov is far more important than state gov ... would love to piss off state gov and make bigger local councils ...

To have control over where you live is in my opinion a fundemental right ... stste gov laws with one siz fits all approach is whats wrong with the NSW state gov approach to many things... not saying the libs are any better mind you ... But if I could piss off any level of gov for me it would be state level...

I assume those concerned with the redevelopment plans were 1 of only 300 people who submitted feedback whilst the masterplan was on exibition? Or just wanting to wait and complain later?
